Where We Sell: Puerto Escondido, Oaxaca

Puerto Escondido is a laid-back beach town on Mexico's Pacific coast, in the southern state of Oaxaca. It has its own international airport (PXM), with direct flights from Canada and the USA and one-hour flights from Mexico City. Oaxaca City, the state capital, is roughly two hours inland on the new highway. Short scenic drives inland and down the coastal highway offer a variety of the cultural experiences Oaxaca has to offer.

Why people come

Surfers know it for powerful Pacific waves, but the town also offers long sandy beaches, a relaxed pace, and great food, from fresh seafood to Oaxacan mole and mezcal. Nature is close by: sea turtle releases, dolphins and seasonal whales offshore, and quiet coastal lagoons.

Plan for closing costs on top of the price: acquisition tax, notary and registration fees, and appraisal. Buyers often budget around 4–7% of the purchase price, and we will give you a written estimate for any property you are considering.

What do condos cost in Puerto Escondido?

As of October 2026, our condo listings range from $128,900 USD for a studio to $749,900 USD for a two-level oceanfront penthouse, both at Vivo Resorts. Most one- and two-bedroom units are $169,000 to $395,000 USD.

Can I buy property from Canada or the US?

Yes. Many of our clients buy from abroad, using video tours and reviewing documents by email. Different areas have different restrictions, so a trusted advisor will verify your options. You need a valid passport, and you can sign in person or via DocuSign.

What are property taxes and HOA fees like?

Annual property tax (predial) is low by Canadian and US standards. HOA fees depend on the type of property.

Can I earn rental income from my property?

Yes. You can rent to vacation guests when you are not using your property. Properties on our Rentals page rent for 150–1,000 USD per night, with a one-week minimum for condos. Demand is growing: Airbnb annual revenue in Puerto Escondido is up 10% from last year, and the average daily rate is up 16%.

How long does closing take?

A typical resale closing takes a few weeks from an accepted offer, mostly for the notary's title and tax checks and signing. Pre-construction purchases follow the developer's schedule.
